Land, layout and presentation matter
For Merrimac homes, the usable yard can be as important as the overall land size. Buyers may look closely at the slope of a block, room layout, outdoor entertaining space, driveway access, parking and whether the property needs immediate work.
What changes the selling strategy?
- Detached family homes: privacy, liveable space, maintenance and how the home compares with nearby established houses.
- Duplexes: ownership arrangements, separation and parking, yard usability and comparable sales of the same property type.
- Larger or corner blocks: shape, access, existing improvements and any development questions, which should be checked with council and appropriate advisers.
Use buyer questions to prepare the campaign
If a buyer raises concerns about a sloping lawn or a dated room, the answer is not always to renovate. Sometimes clear photographs, information about the property and realistic comparable sales help remove uncertainty. Sometimes preparation work is worthwhile. Either way, a good campaign should address the actual concerns buyers have.
Buying another home after you sell?
Timing may be critical if you plan to move within the Gold Coast. Before committing to another purchase, map out your finances, selling conditions and settlement options with your broker and solicitor. See my Gold Coast selling guide for the practical sequence.
