Is Property Styling Worth It
on the Gold Coast?

Property styling — professionally furnishing and staging a home for sale — has become almost standard practice in Sydney and Melbourne. On the Gold Coast, it's increasingly common, but it's not yet automatic. And in my view, that's actually the right position for it to be in.

Not every property needs professional styling. Not every seller gets a return that justifies the cost. But done in the right circumstances, styling can make a meaningful difference to both enquiry volume and sale price. Here's my honest take on when it's worth it — and when it isn't.

What styling actually does

Professional styling solves a specific problem: it helps buyers emotionally connect with a property. And emotional connection is one of the most powerful drivers of a strong offer.

When buyers walk into a beautifully presented, well-proportioned room with considered furniture, art, and soft furnishings, they start mentally living there. They picture their own life in the space. That emotional engagement is what turns an enquiry into an offer, and an offer into a competitive situation.

Styling also solves a photographic problem. In an era where 90%+ of buyer journeys start online, how a property looks in photos determines whether buyers click through to inspect. Well-styled properties photograph dramatically better than vacant or cluttered ones — and more inspections means more competition means better outcomes.

When styling makes a clear difference

  • Well-furnished homes with neutral, presentable pieces
  • Sub-$1M properties where buyers expect to renovate anyway
  • Properties where the land or location is the clear value driver
  • Tight budgets where cost outweighs likely return
  • Investment properties in strong markets with thin buyer pools

Vacant properties are the clearest case for styling. An empty house is hard to connect with emotionally. Rooms look smaller than they are. Proportions are difficult to read. The overall impression — however unfairly — is "unloved." Professional furniture and furnishings solve all of this, and the cost is almost always justified by the result.

The cost — and what you might get back

Professional styling on the Gold Coast typically costs between $2,000 and $5,000 for a standard three to four bedroom home, depending on size, the number of rooms being styled, and the duration of the campaign. Larger or higher-end homes can cost more.

The return is genuinely variable. In the right circumstances — a vacant property in a competitive market, well-photographed and properly marketed — styling can add $15,000 to $40,000 to a sale price. In other scenarios, it might make the property photograph better and sell faster without a dramatic price premium.

The honest answer is that there's no guarantee. What I can tell you is that for properties where the fundamentals align — right price point, vacant or poorly furnished, competing in an active market — the return on styling investment is almost always positive.
