Selling a parent's property can be more involved than an ordinary sale, especially when you are helping with aged care, downsizing, family decisions or acting under a power of attorney. The property side can be made simpler, but the legal authority needs to be clear before contracts are signed.
In Queensland, an attorney may be authorised to make financial and property decisions, including selling property. If an attorney needs to deal with Queensland land, registration requirements can apply. Always have your solicitor or Titles Queensland confirm what is required for your circumstances.
First, confirm who has authority to make decisions
Before spending money on a campaign, confirm the registered owner and who is legally authorised to instruct the sale. This may be the owner themselves, an attorney under a valid power of attorney, an administrator, or an executor in an estate situation. These are different legal roles, so obtain legal advice rather than assuming one document covers another.
Then build a practical property plan
Once authority is clear, I can help with the real estate side: appraisal, property access, preparation recommendations, marketing, inspections, buyer feedback and negotiation.
- Identify what should be kept, removed or left for later
- Prioritise repairs that affect presentation or buyer confidence
- Arrange cleaning, gardening and presentation
- Consider partial or full staging if the home will be vacant
- Set a communication process for family members and decision makers
If the home is empty
A vacant property can often benefit from professional presentation. For dedicated local staging information, visit Gold Coast Staging.
Do not over renovate by default
When families are preparing a long held home for sale, it is easy to assume everything needs updating. Often the better approach is targeted preparation: clean, repair obvious defects, improve light and presentation, then let the market decide the value of larger renovations.
Keep the roles clear
Your solicitor handles legal authority and conveyancing. Accountants advise on tax. I handle the property appraisal, campaign, buyers and negotiation. Keeping those roles clear makes a sensitive sale easier to manage.
A family property sale needs a clear process, good communication and fewer unnecessary decisions.
Need a local appraisal first?
If you are helping a parent or family member and are unsure what the property is worth or what it needs before sale, request an appraisal and explain the situation in the form. There is no need to have every detail resolved before the first conversation.
